An electrical home inspection is a one-hour visual and test check of a house's electrical system by a registered electrician: switchboard and protection, visible wiring, power points and switches, earthing, hot water and oven circuits, smoke alarms. Livewire charges $149 + GST anywhere in Auckland and sends a written report with photos within two business days, rating each item and listing anything that needs attention.

What we check, and what you get
One registered electrician, about an hour on site. We open the switchboard and test the RCD safety switches, check the main earth and bonding, look at the visible wiring in the roof space and under the floor where there is access, and test a sample of power points and switches in every room.

FAQs
Got questions? We've answered the most common ones here.
Can you inspect a rental for Healthy Homes?
Electrical isn't part of the Healthy Homes standards, but landlords and property managers book this to show the wiring and safety switches were checked by a registered electrician. The dated report sits alongside the Healthy Homes statement and insurer paperwork.
Do I get a certificate from an electrical inspection?
You get a written inspection report with photos. A Certificate of Compliance is issued for electrical work, not for an inspection, so if the report leads to a job, the CoC comes with the job.
Do I need an electrical inspection before buying a house?
If the house is pre-1990, has a ceramic fuse board, or the building report mentions wiring, yes. A rewire can cost $5,000 to $40,000 and a switchboard $2,500 to $5,000. Knowing before you go unconditional changes the negotiation.
Is an electrical inspection the same as a building inspection?
No. A building inspector looks at the whole house and will only note obvious electrical issues. This is a registered electrician testing the electrical system specifically: switchboard, safety switches, earthing, wiring and circuits. Turner Projects offers both together on one booking.
How much does an electrical inspection cost in Auckland?
$149 + GST with Livewire, fixed, anywhere in Auckland, until 31 December 2026. Quick walk-through safety checks advertised around $60 don't come with a report. Thermal imaging inspections run $450 and up and suit commercial switchboards more than homes.
